From a railroad depot to a city of 48,000
The railroad that ran from Fort Worth south to Alvarado needed a stop halfway, and the land for it came from Rev. Henry C. Renfro. The town that grew up around that depot was named Burleson, and for decades it stayed a small cotton town.
Growth came later and fast. The Johnson County Museum notes the town became a stop on the Cleburne to Fort Worth interurban line in 1912. After the 1950s Burleson turned into a bedroom community for Fort Worth, climbing from 11,734 residents in 1980 to 36,690 in 2010, and the 2020 census counted 48,132. The city sits mostly in Johnson County and reaches north into Tarrant County.
That history shapes the calls. Growth on that scale means a large share of houses went up in the last few decades, and in homes like that the usual trouble is a washer hose, a tank heater giving out in a garage or attic, an ice maker line, or a supply line running through the attic. When one of those fails, water damage restoration in Burleson, TX starts with finding the shutoff and getting the right company on the phone.

Two water systems serve Burleson addresses
Before you call anyone about a broken main or a meter leak, look at your water bill. Burleson buys treated water from Fort Worth, but it is not the only supplier in the area. Bethesda Water Supply Corporation, based in Burleson, serves about 30,000 people southwest of Arlington across Tarrant and Johnson counties, using groundwater from the Paluxy and Trinity aquifers blended with water bought from Fort Worth. Arlington also agreed to sell Bethesda up to 5 million gallons a day.

Weekdays, report water and sewer problems through BTX311. After regular business hours, the city's FAQ says to call 817-426-9904 for water and sewer emergencies.

Use the phone number printed on your Bethesda bill. Its after-hours line was not something this page could confirm, so it is not listed here.
Either way, anything leaking past the meter, inside your property line, is yours to shut off. Learn where your main shutoff valve is now, on a dry day.
Safety first. Shut off the main water valve if you can get to it without risk. Water and electricity together are the real hazard, so stay out of any puddle that touches an outlet, a cord or an appliance. Switch off the breaker only when the panel can be reached from dry flooring; if it cannot, call Oncor or United Cooperative Services, whichever your bill names, or an electrician. A gas smell means everyone goes outside, and the calls to 911 and Atmos Energy are made from there. Floodwater and sewage are not safe to wade through, for adults, children or pets. Once everyone is safe, take photos for the insurance claim and carry valuables and documents to a dry room.
Power is split too. Oncor delivers electricity to much of Burleson, while United Cooperative Services, which is headquartered in Burleson, serves members across Johnson and Tarrant counties. Your electric bill shows which one to call in an outage.
Water damage restoration Burleson TX callers most often need
Newer homes on North Texas clay tend to have the same handful of failures. These three pages cover them.

Water Extraction and Emergency Water Removal
Standing water from a supply line, water heater or storm: what extraction equipment does, carpet and pad decisions, and why drying has to follow.

Burst Pipe Water Damage
Frozen and failed pipes in attics, outside walls and garages. Shut the water off, call a plumber for the pipe and a restoration company for the drying.

Slab Leak Water Damage
A leak under the foundation needs two trades: a licensed plumber finds and repairs the pipe, and a restoration company dries the floors and walls it soaked.
In the February 2021 freeze, the National Weather Service recorded 139 hours at or below freezing at DFW Airport, and lines in attics and outside walls across the region split. The clay under most of the area swells when wet and shrinks when dry, which moves slabs and can stress the pipes beneath them.
Which Burleson repairs need a permit
Drying out a house does not usually involve the city. Putting it back together sometimes does. The City of Burleson's permit page draws the line like this:
| Type of work after water damage | Permit, according to the city |
|---|---|
| Repairs to structural parts of the house | Generally required |
| Repairs to plumbing, electrical or mechanical systems, such as a new water heater or rewired outlets | Generally required |
| Remodels and renovations | Generally required |
| Painting, carpeting, cabinet replacement and trim | Cosmetic; no permit |
Building Permits and Inspections is at 141 W. Renfro Street, and the city's FAQ lists Development Services at 817-426-9611 for permit questions. Ask whoever does your rebuild to tell you in writing which items it will permit.

Floodplain inside the city
A City of Burleson drainage fact sheet puts about 13 percent of the city's area in floodplain and lists $550,000 a year for drainage maintenance. Building in a mapped flood area takes a city floodplain development permit, which asks for the FEMA flood zone and map panel. Look up your address on FEMA's flood map before you assume you are outside one.
Floodwater from a creek or a street is a different insurance question from a burst pipe. Standard homeowners policies do not cover flood, and FEMA says a new NFIP policy usually has a 30 day wait before it applies. Read the flood damage restoration page for what that cleanup involves.
Ask your insurer, not the contractor. Guidance from the Texas Department of Insurance separates water that shows up suddenly and by accident, like a split pipe, an overflowing toilet or a failed washer hose, which most home and renter policies include, from slow leaks and seepage, which they usually leave out. Flooding is excluded from home policies altogether and needs a separate flood policy. Insurers can also refuse a claim when the owner did not take reasonable steps to limit further damage. Before you sign for any work, pull out your policy and call the insurer about what it includes. More on water damage and insurance.

- Who handles permits on the rebuild? See the city's rules above.
- Can I see your credentials? Ask whether the firm appears on the IICRC Global Locator and for a certificate of insurance from its agent.
