April 11, 2016: the night hail came through the roofs
Ask anyone who lived in Wylie in 2016 about hail and they will tell you about one Monday evening in April.
On April 11, 2016, an intense supercell crossed North Texas. The National Weather Service in Fort Worth says Wylie was hit hardest, estimating that roughly 80 percent of the city's homes took damage, a bill topping $300 million. Stones larger than four inches were reported. Experts who surveyed the damage afterward found that baseball size hail had gone straight through the wood decking on many roofs.
Once the roof is open, the damage becomes a water problem. One family told reporters the hail broke through their roof and soaked the inside of the house. At the city's own 911 center, dispatchers struggled to hear callers over the hail, and the ceiling bowed and leaked into trash cans set out to catch it. Wylie ISD canceled classes the next day.
A year later most homes had new roofs, and the mayor said it would take three to four years for the city to be whole again.

Water damage restoration Wylie homes need after a hailstorm
Roof repair and water damage restoration are separate jobs. Here is how water usually moves after hail, and what to look for at each stage.
- The first night. Rain pours through broken decking, skylights or vents into the attic. Insulation soaks it up and holds it against the ceiling drywall.
- The next few days. Stains spread across ceilings and down walls. Drywall can sag and fall. Water runs along rafters and comes out far from the hole.
- The weeks after. A tarp keeps out most rain, but wet insulation and wood that never got dried can start to grow mold. EPA guidance gives a window of roughly one to two days to get soaked materials dry before mold is likely, which is why the inside cannot wait for the new roof.
- The claim. Photograph every room before anything is removed. Ask your insurer how it handles the roof and the interior, and whether it wants to see wet materials before they are thrown out.

Wylie water, power and gas numbers
Water emergencies
During business hours, City of Wylie Public Works: 972-442-7588. After hours, call Police Dispatch at 972-442-8171 for a main break in the road or heavy flooding from a severe leak. Minor leaks wait until the next workday.
Power
The City of Wylie has asked residents to report outages to Oncor, 888-313-4747. If a line is down, keep away from it and call 911.
Gas
Do not hunt for the leak or touch light switches. Leave the house, then call 911 and Atmos Energy at 866-322-8667.
Safety first. Shut off the main water valve if you can get to it without risk. Water and electricity together are the real hazard, so stay out of any puddle that touches an outlet, a cord or an appliance. Switch off the breaker only when the panel can be reached from dry flooring; if it cannot, call Oncor or an electrician. A gas smell means everyone goes outside, and the calls to 911 and Atmos Energy are made from there. Floodwater and sewage are not safe to wade through, for adults, children or pets. Once everyone is safe, take photos for the insurance claim and carry valuables and documents to a dry room.

Ceiling Water Damage
A brown ring, a bubble in the paint or a ceiling that has started to sag. What each sign means, how to stay safe under it and how a company decides to dry or replace.

Water Damage Repair
Putting a house back together after the drying is done: drywall, floors, cabinets and paint, who does each part, permits in Dallas and the paperwork your insurer will want.

Mold Testing
Mold testing in Texas is the job of a licensed mold assessment consultant, kept separate from the remover. When sampling helps, what clearance means, and how the line handles testing calls.

Before you sign with a company
- Ask it to show you where its moisture meter reads wet, in the attic and the walls.
- Ask whether it will do the rebuild or hand it to another contractor.
- Ask about IICRC firm certification and confirm the listing on the IICRC Global Locator.
- Get the scope and price in writing before work starts.
- Ask for proof of insurance sent by its insurer, not a photocopy.
After a big storm, take your time choosing and read how to check a company.
Ask your insurer, not the contractor. Guidance from the Texas Department of Insurance separates water that shows up suddenly and by accident, like a split pipe, an overflowing toilet or a failed washer hose, which most home and renter policies include, from slow leaks and seepage, which they usually leave out. Flooding is excluded from home policies altogether and needs a separate flood policy. Insurers can also refuse a claim when the owner did not take reasonable steps to limit further damage. Before you sign for any work, pull out your policy and call the insurer about what it includes. More on water damage and insurance.
