Water Damage Restoration in Keller, Texas

A frozen line in the attic, a water heater that let go, a wet ceiling under the upstairs bath. Call the free line any hour and get transferred to an independent restoration company that takes Keller calls.

Keller after the February 2021 freeze

At noon on Saturday, February 20, 2021, the City of Keller told residents their tap water was safe to drink again and lifted the boil water notice for every customer. Keller buys its drinking water from Fort Worth, and its notice had followed Fort Worth's.

The boil notice ended. The damage inside houses often did not. Across Texas, state regulators tied that week's water troubles to lost electricity, frozen and broken lines, and so much faucet dripping that pressure fell. When the thaw came, pipes that had split in attics and outside walls began leaking into ceilings and insulation.

Water damage restoration in Keller still follows that pattern after any hard freeze, along with the everyday failures: a water heater, a washer hose, an ice maker line, a toilet supply. Call (469) 649-7066 and an automated assistant puts the call through to an independent, locally owned restoration company serving Keller.

Rising water from creeks, streets and the Trinity is Category 3. What flood cleanup involves, how to read a FEMA flood map, and why a home policy is not a flood policy.

Burst Pipe Water Damage

Frozen and failed pipes in attics, outside walls and garages. Shut the water off, call a plumber for the pipe and a restoration company for the drying.

Ceiling Water Damage

A brown ring, a bubble in the paint or a ceiling that has started to sag. What each sign means, how to stay safe under it and how a company decides to dry or replace.

Mold Remediation

How a licensed Texas mold remediation runs from the assessor's protocol to clearance and the certificate, and how to judge a Dallas mold remediation company before you sign.

Mold Testing

Mold testing in Texas is the job of a licensed mold assessment consultant, kept separate from the remover. When sampling helps, what clearance means, and how the line handles testing calls.

Public Works dispatch

817-743-4200, 24 hours a day, for water leaks, sewer problems and drainage. The office line, 817-743-4080, is open 7:30 a.m. to 5:30 p.m. Monday through Thursday and closed Fridays.

Electric delivery

The city lists two companies: Oncor and Tri-County Electric Cooperative. Find which one serves your address before a storm, so you know who to call about a downed line or outage.

The water heater question

Wherever a water heater sits, in a garage, a closet or the attic, a failure can do real damage. An attic unit that fails can soak insulation and drop water through the ceiling below, and a garage unit can run across the slab and into the house.

If it happens, close the cold water valve on top of the heater or the home's main shutoff if you can reach it without standing in water, and keep away from the heater's power or gas connection. A gas smell means everyone leaves and calls from outside.

Keller requires a permit to replace a water heater, so the plumber you hire should pull one. The restoration company handles what got wet: insulation, drywall, ceiling and flooring. Ask both for written estimates and keep them for your insurer.

Safety first. Shut off the main water valve if you can get to it without risk. Water and electricity together are the real hazard, so stay out of any puddle that touches an outlet, a cord or an appliance. Switch off the breaker only when the panel can be reached from dry flooring; if it cannot, call Oncor or Tri-County Electric Cooperative (whichever serves your address) or an electrician. A gas smell means everyone goes outside, and the calls to 911 and Atmos Energy are made from there. Floodwater and sewage are not safe to wade through, for adults, children or pets. Once everyone is safe, take photos for the insurance claim and carry valuables and documents to a dry room.

Heavy rain in Keller

Keller sits in northeast Tarrant County, and slow-moving spring storms there can pour rain faster than yards and gutters can carry it. When the National Weather Service issues a flash flood warning for the area, stay off flooded roads and keep an eye on low spots around the house.

Rain that pours in from outside, through a window well, a door threshold or ground that slopes toward the house, is treated differently from a pipe leak. Your homeowners policy may treat it as flood, which standard policies do not cover. Photograph where the water came in and ask your insurer which coverage applies before tearing anything out.

Before the next freeze, take ten minutes: find the main shutoff, disconnect garden hoses, and cover outside faucets. Keller's own history runs from settlement in the early 1850s to a stop on the railroad line completed in 1881 and incorporation in 1955, and many of its homes are far newer than that.

Questions to put to a Keller restoration company

  • Where did the water travel, and how will you check above the ceiling and under the flooring?
  • Is this clean water from a supply line, or does anything about it make it Category 2 or 3?
  • What will you remove, and why can it not be dried in place?
  • Who pulls the Keller permits for the water heater, plumbing or rebuild?
  • Can I check your firm on the IICRC Global Locator, and will you send a certificate of insurance?
  • If you find mold, what size is it, and will I need a separate licensed assessor under Texas rules?

Ask your insurer, not the contractor. Guidance from the Texas Department of Insurance separates water that shows up suddenly and by accident, like a split pipe, an overflowing toilet or a failed washer hose, which most home and renter policies include, from slow leaks and seepage, which they usually leave out. Flooding is excluded from home policies altogether and needs a separate flood policy. Insurers can also refuse a claim when the owner did not take reasonable steps to limit further damage. Before you sign for any work, pull out your policy and call the insurer about what it includes. More on water damage and insurance.

Keller water damage questions

Who do I call in Keller for a water leak at night?

Keller Public Works runs a dispatch line around the clock for water leaks, sewer problems and drainage: 817-743-4200. The regular Public Works office, 817-743-4080, is closed on Fridays, so use dispatch for anything urgent. A leak in the street is the city's to fix; inside your house, a plumber repairs the broken line and a restoration company handles the drying. See burst pipe water damage.

Does Keller make you pull a permit for a new water heater?

Yes. The City of Keller says replacing a water heater requires a permit, while a simple faucet swap generally does not, and that many repairs or replacements of existing fixtures need one. Building Services at Town Hall, 1100 Bear Creek Parkway, answers questions at 817-743-4110 or buildingservices@cityofkeller.com. Ask your plumber to pull it, and read water damage repair for the rebuild stage.

Which electric company do I call in Keller if water is near the outlets?

It depends on your address. The City of Keller lists both Oncor and Tri-County Electric Cooperative as the companies that deliver power in Keller; your retail electric bill names the delivery company. Never step into water near outlets or cords. Shut the breaker only from a dry floor, and otherwise call your delivery company or an electrician. Our first 48 hours guide has the full checklist.

Can the Keller line arrange mold testing after a leak?

Mold testing calls are taken as a message for now: the assistant records your name, number, address and what you need, and it cannot promise when or whether a test will be set up. Texas keeps the mold assessor and the remediator on one project separate, which is why testing and removal are handled differently. Mold removal calls are transferred to an independent remediation company. See mold testing.

Say what happened and which town you are in. The automated assistant passes a water damage call to an independent, locally owned DFW restoration company, and a mold removal call to an independent mold remediation company. That company comes out, sees the damage and prices the work itself.
